Inventories
All our inventories are complete and comprehensive thoroughly detailing the condition of the property, including furniture, fixtures and fittings, and gardens. In addition to this, appropriate photographic evidence of each individual room in the property, gardens and garage as well as any damages, are included in the report as a necessary part of the inventory
Check –in
We will meet the tenant at the property, with copies of the previously prepared inventory.
The tenant is given the opportunity to fully inspect the property and its contents whilst checking them against the inventory, making any agreed adjustments as necessary.
Once checked the tenant will sign and date all pages of the inventory to indicate acceptance of its accuracy.
Check –out
We will visit the property at the end of the tenancy to conduct a full inspection against that recorded in the original inventory. The report will list any discrepancies to that stated in the original inventory. If present the tenant will be asked to sign to indicate their acceptance of the accuracy of the report.
Interim report
The purpose of the Interim Report is to provide security and peace of mind. It enables the Letting Agent/Landlord to remain well informed as to the property condition and also to act promptly to make an informed decision concerning damage or maintenance issues.
A review of the property will be undertaken, usually at 3 monthly intervals.
